Submitting Planning Applications

I offer the following services:

• Initial site visit and assessment to give you an idea of the likelihood of success with your scheme.  I charge a one-off fee for site visits which includes a full assessment of the scheme and suggestions for next steps. 
• If you are unsure of the likely success of your proposal, I can assist with pre-application submissions to the Local Planning Authority to establish the likelihood of success of your scheme. 
• Full planning application submission service - including submission of forms, completion of relevant certificates, validation, production of reports needed (Design and Access Statements, Planning Statements and Heritage Statements) to give your planning application the best chance of success.
• Advice on commissioning of other consultants where needed (for example, ecologists, archaeologists, contaminated land specialists etc.). 
• Advice on choosing a local architect or draftsperson.
• Negotiation with the Local Planning Authority throughout the application and regular updates to clients on progress.
• Advice with regard to putting your application forward for consideration by elected Members at planning committee and attendance at planning committee if needed.
• Advice with regard to appeals (see separate page on the appeals process).
• Full Discharge of Conditions service following approval.
